What Flex is
The Maryland Mortgage Program runs two parallel product lines. 1st Time Advantage is for first-time buyers. Flex is for everyone else, buyers who have owned a home in the last three years, and it carries the same down payment assistance options. That is genuinely unusual; many state housing programs shut out repeat buyers entirely. So if you sold a home during a move, a divorce, or a job change and are buying again in Maryland, Flex keeps the door open, with the same 640 credit score requirement and the same DPA menu.
Who Flex fits
Flex is built for the buyers most programs forget. Move-up buyers who have outgrown a starter home. Families relocating to Maryland for a job at one of the region’s employers. Veterans and service members who owned a home during a prior assignment and are buying again. And anyone who owned years ago, lost or sold the home, and is getting back into ownership. The important thing to understand is that Flex is not a lesser program. It is the same Maryland Mortgage Program with the first-time gate removed.
